Drainage advice written for sandy places doesn’t fit the Blackland Prairie. The numbers that shape every recommendation we make come from the soil survey, the building-science research, and the rain gauge.
Here’s the mechanism: wet clay swells shut, so rain stands on the surface; dry clay shrinks and cracks, so the ground under your foundation moves. That single wet-swell, dry-shrink cycle is behind both the soggy yard and the sticking doors. Everything we build starts from it — carry the water off the lot, and keep the moisture around the slab as even as we can.
The core idea
Most Waco homeowners meet the clay twice: once as a backyard that won’t drain, and once as a door that suddenly won’t close. They feel like separate problems. They’re not — they’re the same expansive clay, seen from two angles. Water stands because the clay won’t absorb it; the foundation moves because that same clay swells and shrinks as its moisture changes. That’s why we treat drainage and foundation protection as one job here, not two. Carrying water off the lot solves the soggy yard and removes one of the biggest drivers of foundation movement at the same time.

Both come from the same ground. Waco sits on the Blackland Prairie, where the soil is a heavy, expansive clay — the Houston Black series and its relatives, running 40 to 60 percent clay. When it rains, that clay swells shut and water can't soak in, so it stands on the surface. When it dries, the clay shrinks and cracks, and the ground under your foundation moves — which is what jams doors and cracks walls. Good drainage keeps the moisture around your house more even, which helps both problems at once.
Expansive clay is soil that swells when it gets wet and shrinks when it dries out. Waco's Blackland clay is the classic example — the USDA calls Houston Black a Vertisol with very high shrink-swell potential, cracking a half-inch to four inches wide in dry spells. For drainage it matters two ways: the clay barely absorbs water, so rain stands on top, and the constant wet-dry swelling is what threatens slab foundations. Drainage here is about moving water off the surface AND keeping the soil moisture steady around the house.
It's one of the most effective preventive things you can do. Foundations on Blackland clay move when the soil moisture swings between very wet and very dry — national building-science references estimate expansive soils have disturbed one in four homes in the U.S., with damage costs surpassing $15 billion a year. Keeping roof and yard water from ponding against the slab, and holding the perimeter moisture more even, directly reduces that movement.
